Sellers, You have choices too: 

Full Service Listing:  You may choose my full service listing complete with all the bells and whistles, signs and flyers, from first showing to closing for a commission of 6% which is split 50/50 with a cooperating brokerage.

Flat Fee, Limited Service Listing:  For a flat fee of $350.00 I'll place your home in the MLS with color photos until it sells up to a year.  Realtors representing  buyers would call you directly for showing instructions.  If the showing results in a sale the buyer's broker  receives 3% of the sale price at closing.  That saves you 50% over a full service listing.  HOWEVER,  your "For Sale By Owner" sign stays in the front yard and if you sell it on your own, you don't owe anything!
